Propertys in Bulgaria are still the cheapest in Europe but prices are already rising as 2007 (when Bulgaria joins the EU) is coming ! And by 2007 they will rocket !
Prices are up 30% since the spring of 2003 when Bulgaria joined NATO and by December'03 this growth will reach 50%. This trend will speed up and if you invest now 30 - 50 000 Euro they may grow to 100 000 by 2007. Meanwhile you can rent the property and make additional profit. Just remember what were the prices in Spain or Greece before they joined EU!


Property prices: New seaside villas cost about 50 000 Euro, resale or older ones can be 20 000-30 000. Country homes with gardens (needing surtain renovation) can be found in small quiet villages by the sea, inland, or in the beatifull mountains even for 10 000 -20 000 Euro. Property ownership: By the laws in Bulgaria, foreign persons may own buldings but not land. Because of that if a foreigner wants to buy a property (apartments are an exeption) he has to register formally a local company and register the land on company's name. It's not a problem as we fully assist for that. As a matter of fact this law is one of the main reasons keeping the prices low.This law will drop in 2007.

Property transaction: in Bulgaria it is similar to Europe but the cost is lower. The notary fees are about 0.4 % of the declared price and the municipal fees are 2 %. Normaly this fees are divided between the buyer and the seller.

Property running cost is VERY LOW: Annual real estate tax - 0.15 %. Annual Community and waste collection tax - about 0.5 %. If the property is a part of a residential complex or apartment bulding, monthly tax to the housing union - from 10 to 70 Euro per month for security, cleaning, lighting, insurance,pool,etc.

Resale and Renting: To resale your property is easy as prices are rising every day. By renting it you can earn (depends on status and location) from 2000 to 10 000 Euros per year and get your investment back.

Living costs in Bulgaria: Good red wine - 2.00 Euro per bottle, good beer - 0.30, local cigarettes - 0.60, Marlboro - 1.50, delicious dinner for two - 10 -15 Euro, gardener/house keeper- 150 -200 Euro per month.
